Land north of Tollerton (redevelopment of Nottingham City Airport) is an allocated site for development within Rushcliffe Borough Council’s Local Plan, which was adopted in December 2014.
Our proposals are part of the wider allocation for a residential-led, mixed-use development for up to 4,000 homes, schools, a neighbourhood centre, community facilities and 20 hectares of employment land under ‘Policy 25: Strategic Allocation East of Gamston/North of Tollerton’.
Vistry Homes controls an area of approximately 72 hectares of land in the southeast of the allocation site. The application site comprises the current Nottingham City Airport and agricultural land, and includes a section of Tollerton Lane and the A52 required to allow access to the site.
The operation and viability of Nottingham City Airport is limited due to its proximity to East Midlands Airport. Given the site’s allocation in the 2014 Local Plan, the closure of the airfield has been long expected, but it will continue to operate while Vistry Homes seeks to obtain planning permission and until development commences on site.
Vistry Homes is engaging with Barwood Land, Taylor Wimpey and Nottinghamshire County Council (NCC), who control other parts of the wider strategic allocation. In total, the allocation will deliver around 4,000 homes, a local centre, a secondary school, two primary schools, an employment area and a range of open spaces.
To provide continuity on design and the delivery of key infrastructure, a Supplementary Planning Document (SPD) with Framework Masterplan is being finalised for approval by RBC, who will be consulting on the SPD later in the year. The council will not determine the application until the SPD has been adpoted following public consultation.
